An assumable loan can sometimes be taken over with the lender's approval, often on FHA, VA, or USDA loans. Conventional loans are usually not assumable.
- The existing lender has to approve a real assumption. Taking over payments without that approval is not an assumption.
- The buyer typically still needs to qualify, and the seller may remain liable until the lender releases them.
- The down payment has to cover the gap between the price and the loan balance. That equity gap can be large.
- Processing times vary by servicer. Do not plan a closing date around an assumption that has not been approved in writing.
